Management of property is time consuming but vital to the proper performance of the assets. Criticism of the industry has been that management tends to be a reactive process, but we find that the approach by London Clancy is very much the opposite. Obviously the day-to-day processes must be efficient and accurate such as the billing and collection of rental and insurance premiums, dealing with insurance claims, overseeing when appropriate refurbishment and maintenance, and making inspections of the properties to make sure that tenants are complying with the terms of the lease.
It is notable that London Clancy tend to predict the problems before they occur and are proactive in either preventing them or dealing with them at the time. Much of the work carried out by London Clancy is far beyond what would be expected of a managing agent and has saved us substantial time and money over the years.
What is more important is the integration of London Clancy’s professional services with management. Lease renewals, rent reviews, boundary disputes, building surveying issues, planning applications, feasibility studies for redevelopment all play a part in this. Although London Clancy provides all these services, we only tend to deal with one person in the company who brings all the services together and applies them to our property issues.
London Clancy have now been managing our portfolio for seven years and we will continue to employ them into the foreseeable future. We like their approach to management and the fact that service never feels fee driven but is based on excellent service. Quarterly reports are very helpful in that they identify all the issues that are being dealt with during the quarter and highlight any lease renewals, rent reviews or possible longer term problems and at least a year ahead.
